\nBoard of Directors Meeting<\/strong>

Executive session<\/strong>
\nThe monthly meeting was convened in executive session at 12:45 PM downstairs at the Clubhouse by President J. Goselin. A quorum was present with the following in attendance: Directors: J. Goselin, J. Trustey, D. Faxon, APM\u2019: E. Schaefer. Ended 1:25 PM<\/p>\n

Regular sessio<\/strong>n
\nThe same three board members and APM\u2019 Eric Schaefer reconvened at 1:30 PM, outside of executive session on the second floor, D. Covert from maintenance was present. J.<\/p>\n

Goselin introduced the session.<\/p>\n

Minutes<\/strong>
\nMay 2016 regular meeting minutes had been previously approved unanimously by the Board.<\/p>\n

Maintenance Reports<\/strong>
\nVent stacks will be painted over course of the year, making Meadow Hill more attractive and avoiding owners\u2019 expense of replacement for several years
\nEric has been investigating an internal elevator to replace the dumb waiter the estimate is $20,000 to $30,000 plus in-house work.\u00a0 Eric will get a more exact estimate for consideration by the Board.\u00a0 Since it is an improvement exceeding $5,000, if recommended by the Board, it would require a unit owner vote to go forward.
\nUnited Elevator will be providing a proposal the next time they are in Glastonbury.
\nSidewalk project is substantially complete, some top soil and seeding need to be done in some areas.. Darien is meeting with New England Blacktop to look at some areas that are less than 36\u201d wide.<\/p>\n

\nD. Faxon gave a report on the status of landscaper and Hollister House.\u00a0 The Board approved\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 adding 5 sections of fence to the dump not to exceed $300.
\n#268 for Amenities
\nB. Kolwicz gave a report on status of amenities.\u00a0 Donna Goselin also gave a report on the friends of the river.
\n#182 for Welcome Committee
\nL. Fillion gave a report that there were two new residents to the Association that she met with.\u00a0 She suggested that Meadow Hill no longer give tickets to the events at no charge.
\nOwner\u2019s Forum The following were brought up by owners:
\n#171 had some questions regarding irrigation proposal.
\n#147 had questions pertaining to watering areas where sidewalks were replaced.
\n#182 mentioned the removal of oak tree by the pool.
\n#129 wanted to know the status of weeding in the beds.
\n#168 asked the status of mulching the beds.<\/p>\n

Treasurer\u2019s Report<\/strong>
\nTreasurer D. Faxon gave report on status of financials.\u00a0 Current cash status is $40,000 in checking and $384,000 in reserves.\u00a0 We have an operating surplus of #28,900 which will be coming down as we complete more summer projects.<\/p>\n

Managers\u2019 Report<\/strong>
\nCalendar review month of June.\u00a0 The Annual Meeting for election of the Board members was held on June 14, 2016, the new officers are:
\nJ. Goselin \u2013 President
\nJ. Trustey \u2013 Vice President
\nD. Faxon \u2013 Treasurer
\nC. Wanat \u2013 Secretary
\nLandscaping items were deferred due to questionable status of West Side.
\nCorrespondence
\nNothing recorded.
\nOld Business<\/strong>
\nBoard approved request from #10 deck extension.\u00a0 Hold harmless is required to be executed by owner.
\nRebuilding of two walls:\u00a0 Darien will obtain two proposals from masons.
\nCosmetic masonry work:\u00a0 Darien to obtain proposals.
\nAdditional fence section was approved as previously recorded.
\nNew Business<\/strong>
\nLetter will be sent to #221 informing that heat tape requested at rear of unit is a Unit Owner responsibility to pay for.\u00a0 Paul Rossa will be contacted to get a price.
\nTree evaluation:\u00a0 Board will be looking at recommendations from Landscape Committee for tree work to be done this fall.
\nThe Board approved #248 request for 10\u2019 wall extension.
\n#53 Chimney cap replacement is a Unit Owner responsibility.
