Board of Directors Annual Meeting
December, 2011
The annual meeting of the Board of Directors of Meadow Hill was called to order at 7 p.m. in the Clubhouse on Thursday, December 13, 2011 by the president, John Goselin.

The roll call was taken at the sign in table.
Proxies were collected.
E. Schaefer read the proof of notice.
A motion was made and seconded to waive the reading of the minutes of the previous December annual meeting. The motion passed unanimously.
Reports
R. Bouchard presented a financial update including;
Capital Expenses
The Reserve Study.
Long Term Capital Plan
The budget was reviewed.
There was no opposition to the proposed budget for 2012.
The budget was adopted.
Unfinished Business
Review of the Reserve Study and future needs to be evaluated.
The 2011 survey (census) of unit owners has been started with 18 owners outstanding as yet.
J. Goselin- reminded owners that they need to locate their garage keys and if unable to find them to check with maintenance. They may have the duplicate key for your unit. This would enable you to get a copy made. In the case of power outage, you need the key to unlock the mechanism in order to open your garage door manually.
A reminder was given that maintenance fees must reach the APM office by the 10th of the month. It is a courtesy that fees may be deposited in Hollister House. Timing must be such that the payment reaches APM before the 10th. Late fees will be issued if owners are non-compliant.
New Business
Hot water heaters that are older than 10 years are being listed by maintenance. Due to the extensive damage that can occur and homeowner liability; replacement should be considered by the owner.
The road paving project will be addressed in 2013 and 2014 respectfully.
