Executive Board Planning Committee Meeting
June 3, 2026

The meeting was called to order by President Jim Fuda at 10:00AM

Board Members Present: Jim Fuda, Deb Wellington, Brenda Berk, Donna Whalen, Walter Brownsword, Paul Frederick, and Terry Bogli.

Agenda Items

1.Water Leakage Issue: We are still checking for a leak in the system to find the reason for the increase in water usage. Deb Wellington, Darien Covert and Mike Curtis have checked the drains, sewers, hydrants. They have also checked the irrigation system and pool. The MDC tank tablets found 6 leaky toilets that have been fixed by Darien. We have a system of “water gates” that deliver water to the community. These gates are original and have never been replaced. We will be able to shut them off, one at a time, to isolate a water leak. A notice will go out to each section, to inform you of the process. DiCioccio Brothers will come next week to begin this process.

  1. The Roofing Project: The project will start on July 6th. The community will receive updates from the Board and Turner.
  2. Maintenance: Walter Brownsword –
  • The Capital Improvements Committee and Maintenance department are working to define the scope and responsibilities of both groups. They will set clear guidelines and objectives for both.
  • The current stairs repair proposal of $7,500 will come from the reserves.
  • Gas Fireplace Log Cleaning – all but 9 units responded.
  • By the end of 2026, all units must have the Dryer Vents cleaned.
  • Clubhouse Update: The Men’s Room is complete. The Women’s Room is next.
  1. Fannie Mae/Freddie Mac have new requirements beginning in August. Deb Wellington and Brenda Berk will review these new requirements and report back to the Board.

5.Employee Handbook: The Revised copy will be completed by the 10th.

  1. A Meadow Hill Survey: With the Roofing Project and Water Issue the Board has tabled this for now.
  2. Updated Directory: A new directory will be coming out by the end of July.

Projects:

  • Fire Hydrants – Will be reviewed and evaluated after flow tests are done by the MDC. This is currently scheduled for September.
  • AED/CPR Training – A presentation by the Glastonbury EMS is being planned for Sept. – Oct.
  • Water Leak – This is our number one priority right now.
  • Garage EV Charging: Guidelines need to be written and adopted.
