Board of Directors Meeting

Chris reported that the siding project has been completed.
Darien reported that thirty five garage doors remain to be treated for tar splatters.

4pm
Owners Forum
Unit owner #262 requests that some branches from the pine tree in front of his unit be trimmed.

Unit owner #242 requests that the fence on the backside of her unit be removed or lowered to its original height.

Unit owner# 240 asks that the fence mentioned not be removed.

Unit owner #76 would like M.H. to pay for paint ($76.42) to redo ceiling in the master bathroom that was damaged due to water leakage from A.C. hoses that were punctured during the siding project.

Unit owner #48 thanked Darien and Tim for the work done in the bathroom.

Owner has complaints regarding dog waste close to her unit. The dogs involved belong to unit owner #44. TheĀ  dog owner has been sent warning letters in the past.

Owner also requests that MH repair hole in the foundation..

Unit owner#181 has issues with water leakage on the sun porch .Darien and Chris will meet with owner and a contractor /friend of the owner to review the situation.

Minutes of the previous meeting were read, corrected and approved.

There were no sales or leases reported this month.

Financial
The balance sheet was reviewed, some adjustments need to be made.

The auditors report was reviewed.

The calendar was reviewed.

Letters to owners are being created by APM in regard to refunds, reduced price, and 10 year loan details. Lincoln will plan to proof read the letters. A flyer will also be attached asking owners to notify APM if they have any outstanding problems with the siding.

Correspondence|
New contracts are needed for termite control and fertilization. A decision was made by the board to have APM negotiate a contract with Turf-Master to fertilize. J.Trustey abstained

Old Business
Ice damage status: approval has been received from USI insurance to install heating coils/ tape on roofs, gutters, and leaders.

Tree on Hollister House property has been removed

New Business
Unit owner #120 sent an E-mail to Connie, John and Lincoln on 2.11.09 regarding water leakage in his unit damaging furniture and carpeting. APM responded to the e-mail

Unit owner #44- a unanimous decision was made by the board to have APM send a letter to the owner stating that the situation of the dog waste will no longer be tolerated and she will be fined.

Unit owner # 174 requests approval for a handrail be installed on front steps.

The board granted this request.

The board decided, in regard to the ceiling in unit #76, to pay for the paint, and that if it becomes necessary to replace the ceiling that MH should be contacted to assess the situation and that most likely Meadow Hill would have Darien do the work.

The board went into executive session

The board came out of executive session.

Meeting was adjourned at 5:30pm
