Chris and Darien spoke to the board on how we might resolve the issues regarding gutters and siding.
Chris processed a claim to Alcoa because of defective siding.
Owners Forum
Unit #112 New owner asks permission to remove a unhealthy tree. Darien will be able to do the removal. The owner would like to install a vent in the bathroom and an awning over her front door at her expense.
Unit #262 requests that the pine tree in front of their unit be trimmed.
Unit #193 owner has complaints regarding dog owners who do not leash their dogs and those who do not pick up dog waste.
Unit # 272 has issues with drivers speeding on M.H. roads.
Unit # has a problem with dogs that are not kept on a leash.
Unit #171 spoke on the issue of mosquito control and the cleaning of catch basins in our area.
Units #288&292 the owners would like to install railings on their front steps

Financials
Lincoln’s E-Mail comments to APM were reviewed
Our cash flow remains good.
We are making a $8,000 monthly deposit to our reserve fund.
Lincoln has asked APM to have coupon books available to owners who have selected the loan option by April 1.
Managers Report
Calendar review
The board has requested that mulching take place soon after spring clean up.
The rules committee will have the revised rules ready for the board’s approval by the April board meeting. At the May board meeting the final draft will be reviewed and approved.
Correspondence
Unit #242 the owners request to reposition the fence was approved.
Unit #174 the owners request to install an iron railing on left side of front entry was approved’
Reimbursement to M.Demarse of $72.34 for interior paint was approved.
Unit #24 the owner received approval to install a gas fireplace.
Unit #48 M.H. will repair front stairs and a portion of the garage door frame.
Unit #151 Todd and Darien have been sent work orders to correct the issues that are of a concern to the owners .
Unit #248 the owner has been notified that she is in violation and must paint her front door.
Unit #105 has been notified that the following violations must be corrected:
· Awning storage on the deck is prohibited
· A proper sized awning must be installed
· Per M.H. rules and regulation #9.10, a maximum of three vehicles are allowed per unit.
Old Business
Unit #112- A motion was made and seconded to approve the owners request for a tree to be removed and a vent to be installed from the guest bathroom to the outside. All board members voted in favor of this motion.
Roof leakage/ insurance/ ice damming remediation steps were discussed.
Disposition of damages;- Lorenzen group vs. Meadow Hill.
1. Replace 2 courses of siding, side casings, top sections, and open/ closure buttons on 35 garage door locations @ $300 each…..$ 10,500
2. Repaint bottom portions of 35 garage doors @ $75.00 each…..$ 2,625
3. Damages trim / siding/door @ unit # 33 due to tar gun malfunction.

New Business
A motion was made and seconded to accept a proposal from All Seasons Pest Control. All board members voted in favor of the motion. The contact covers the period from April 09 to Oct. 09@ a cost of $1,080 + tax.
A request by the communication committee for a new copy machine was tabled until next month.
C. Abbott requests that we replace exterior brass numerals, many have lost their luster. Darien will try to refinish those that have become dull.
A proposal to raise the Clubhouse rental fee to $250.00 per event was discussed. No decision was made.
Unit owners #288&292 request permission to install iron railings at their front entry way.
Unit owner’s request for reimbursement for repair work done on her porch was denied.
Unit owner #139 would like permission to install a railing and second step to her entry way.
Unit Owner Issues
#112- Unit owner requests permission to install storm door which would require removal and reinstallation of siding.
#280- Unit owner has advised the board that she is dissatisfied with the new gutters and the siding. A work order was issued to check on this complaint.
#133- Unit owner asks for permission to have motion detector light be installed at the back of her unit. The board granted this request.
This will be done at the owner’s expense.
#262- Unit owner requests that a Pine tree in front of the unit be trimmed. Ray’s Tree Works proposed to raise the canopy approximately 20 feet on two Pine trees at a cost of $588.00. Approved by the board
Unit #266 has been notified that a car belonging to owner must be removed.
