Board of Directors Meeting

Owners Forum

Unit #177 E. Hamilton- asked if she was within her rights to access her unit via the brick pathway between her unit and unit # 153.A motion was made and seconded that since the pathway is within the “common area” the pathway may be used by anyone . All in favor.

Unit # 288 S.MacGregor- states that her deck is rotting and needs attention. Darien is aware of the problem.

Owner also questioned the hiring of an arborist to prune the pine tree near unit # 262. C. Hannah explained that Ct. Laws state that any pruning of tree branches 20 feet and over must be done by a professional. She also mentioned that there are other trees that need to be pruned. John and Darien are aware of this situation.

Unit #33 J.Heffernan- made comments in regard to clogged dryer vents. The owner stated that the north entrance to M.H. needs better lighting and better signs. The BOD has plans to meet to address this situation. She had questions regarding the hanging of flower boxes and holiday wreaths. M.H. residents are not allowed to hang anything on the vinyl siding. The owner has complaints against Westside Landscaping Co., She thinks they are careless in spreading mulch and have ruined some of her plantings.

Unit owner#112 E.Strong  introduced herself as our new grounds chairperson.

The BOD accepted the resignation of L.Davis as grounds chairperson.

Superintendents Report

Work orders are up to date. Heating tape is being applied to roofs.

A motion was made and seconded to have Darien remove a maple tree outside of unit #61.The BOD voted in favor of this motion.

The pruning of trees will be done by Darien and Tim. Darien asked for permission to rent a bucket truck. The BOD requested that he check into the cost of the rental and report back to the BOD.

A motion was made and seconded to have Darien order topsoil, the cost not to exceed $500.00. All in favor.

Minutes of the previous meeting were read, corrected and approved.

Lincoln stated that the meeting with E.Shafer was very productive. Lincoln has plans to add some new labels to the balance sheet.

Managers Report

There was no report on sales and leases this month.

A settlement of claims resulted in a check for $ 9,789.08 from CNA and was deposited on 6.16.09.

Correspondence

A letter to the BOD from unit owner #272 was read. The owner has requested a new pathway be installed from her unit to the street

This request was tabled. Board members want to investigate the matter more thoroughly

A letter has been sent to T.Wenzel of Ct. Property Engineering, on recommendation of APM, possibly hiring him to do a full engineering assessment and reserve study for the community.

A registered letter will be sent to the owner of unit #70 after repeated phone calls to owner have been ignored.

Old Business

A sub- committee meeting will take place on Tuesday to discuss the subject of new signs and speed bumps.

A motion was made and seconded to replace the tops of heater and water stacks. All members voted in favor of the motion.

New Business

A decision was made by the BOD to strictly enforce the rules regarding violations by dog owners.

The agenda for the owners meeting tonight was planned.
